While some land is available to develop instantly and can be brought to the market immediately, other sites require ‘promotion’, which can be a costly and time-consuming exercise.

We boast a very successful track record of placing land with potential buyers that are willing to pay a fee for the benefit of securing the land’s potential for a certain period, typically between one and ten years. As well as an initial payment up front, they will also sometimes pay anniversary payments throughout the term.

During this time they will pursue the maximum amount they can achieve for future development. All costs involved are covered by the potential buyer, whose ultimate goal is to secure approval.

Once achieved the landowner will receive a percentage of the open market value (OMW), payable upon successful planning approval.
