We were contacted by a client who had a large brownfield site located in Thornwood, Epping.
As a site that had previously been developed, we made the obvious choice and decided to put the land forward to be allocated for a residential scheme.
Having worked on several other projects in the local area, we liaised with Epping Forest District Council and were able to get the site registered in the ‘call for sites’.
Initially, the landowner was granted permission for 32 houses, with only the land bordering the high road marked as an area for development.
After numerous meetings and discussions with the relevant planning authority, we were able to get the development line pushed further into the site. This meant the allocation was increased from 32 dwellings to 62, 30% of which were put forward as affordable housing.
Once planning permission was granted, the next step was to fund a reputable developer that would be able to purchase the site and complete the building to a high standard.
After meeting several house builders – both local and national – a deal was agreed for Weston Homes to purchase the site.
All of the homes were designed to National Space Standards, with bin and cycle storage also incorporated.
